The Competitive Market Analysis by Lazy Frog Designs goes like this.

1. You tell me who your target market is. We will outline why they come to your area and what they are looking for.
2. I will go online to search your area as if I am your ideal client. 
3. During the entire process I will be recording the screen as well as my audio commentary.

I prefer to do this site unseen ~ I do not want to see your property prior to doing this if at all possible.

Be brave. This may hurt. The process is one gal's opinion, but if I am thinking it, others may be thinking it as well. Hopefully after the walk-through you will see your market more clearly and see how you rank in comparrison.
